How do your cash offers work?
In order to receive a cash offer we ask that you fill out the provided submissions form provided by our partner, NTX Realty Trust. Upon doing so the team will reach out for a brief phone call, assess the situation, and schedule an appointment. You'll be presented with a no-obligation offer on your property, as well as scenarios comparing whether a quick sale or going on the market would be a better maneuver.
What can you offer for more complicated situations?
In more complex situations such as; divorce, looming foreclosure, no or low equity, solar panel liens, title issues, etc., we specialize in more structured strategies to remove the burden of a problem property. Each situation is unique and requires more attention to detail. It begins as the same process as the cash offer however, more underwriting will be needed on a case-by-case basis. Schedule a call to learn more.

Affiliates
As with most businesses there are both online communities and companies we partner with to make an impact. The dropdown tab "Affiliates" will offer URL's to online communities and/or other businesses that we are a part of in some form. We may potentially receive a profit from purchases on these other websites.

For Buyers

What is the first step in buying a home?
The absolute first step for you is to get approved for a mortgage. Without being approved for a mortgage it will be quite difficult, if not impossible, to purchase a new home. We do have preferred lenders that work with us. We DO NOT receive commissions by connecting you to these lenders, we have vetted and trust their business process more than other.
Should I sell my current property before buying a new one?
A home sale contingency in your offer may spook the seller or delay the closing so that's not an option. It's also important to note that waiting to sell your old home until after you've purchased your new home is less risky in a seller's market. Ask your agent representative for their input (this is not legal advice).
Should I do a home inspection?
Home inspections can uncover potentially life-threatening problems like mold or faulty wiring that could cause a significant fire. Most potential buyers have a seven-day window after a home inspection to walk away from the purchase. A thorough inspection is a critical step in purchasing a home.
Should I do a final walk-through?
It is important to do a final walk through to make sure that everything in the property is exactly the way you saw it from the very beginning when you did your initial appointment or home inspection.

For Sellers

How should I prepare my home before selling it?
Identify repairs and make a plan. Declutter and clean—make it feel spacious. Depersonalize your home. Paint where it needs it most. Set the stage—make it feel like home. Keep it clean and consistent.
Should I order a home inspection?
One step you can take to make sure your house is in the best possible condition — and that a buyer can't take advantage of you later, when problems are discovered during the post-offer inspection — is to hire a professional inspector before you sell your house.
How long will it take to sell my home?
Homes across the U.S. are selling slower than in years past. In 2020, homes spent an average of just 25 days on the market before going under contract, down from 30 days in 2019. We now see homes sit on average 45-60 days as prices cool down even in the DFW Metroplex.
What is the agent's commission fee?
The agent's fee is the sales commission to be paid by the Seller to the Agent's brokerage, which is then disbursed to all parties involved, pursuant to the Agency Agreement. The industry standard has typically been 6%, however this is open for discussion with many agents.
